A deposit of the cost of the first nights accommodation is required when booking. Deposits are normally non-refundable, however if a cancellation is given with more than 14 days notice from the start of your planned stay, then the deposit can be transferred to a future booking to be taken within 3 months. Our minimum stay is normally 2 nights. Where a 1 night stay is agreed, then a surcharge on the above daily rate shall apply.
Reduced terms for children up to 12 yrs when sharing parents room. In our triple room a child sharing with 2 adults qualifies for a 50% reduction on the adult price. Rooms available after 2.00pm on day of arrival and vacated by 10.00am on the day of departure.
Babies can be accommodated in 2 of our guest rooms, where we can provide a cot.
Please note we accept payment by cheque, cash, credit or debit cards. If payment of the balance of your account is to be made by credit card then a surcharge of 2% of the balance of the bill will be added to cover the additional charges imposed.

**** Guest House Terms & Conditions ****
These Terms & Conditions shall apply to all Guests and shall be incorporated into every contract between the Guest and the Guest House.
Payment of any deposit in respect of the booking shall constitute the Guest's unqualified acceptance of these Terms & Conditions.
PAYMENT
Guests are required to provide a deposit of the cost of the first nights accommodation to secure and confirm their booking. Where the booking is within 7 calendar days of the Arrival Date the full amount shall be payable.
Where a booking has been accepted without payment of a deposit the Guest House reserves the right to relet the accommodation if the Guest has not checked in by 6 pm (18:00 hours).
The Guest House will charge an administration fee on all balance transactions that are paid via Credit Cards. The amount of this administration fee is currently 2% of the amount due. This charge does not apply to Debit Card transactions.
Guests are required to pay the balance on arrival and to pay any subsequent charges on departure.
CANCELLATION
In all cases where the Guest cancels the booking the deposit shall be forfeit.
Guests may cancel their bookings:
- up to and including 7 calendar days prior to the Arrival Date. In such cases no additional charges shall be due, or
- less than 7 calendar days but up to and including 2 calendar days prior to the Arrival Date. In such cases The Guest House shall be entitled to charge 50% of the balance due, or
- less than 2 calendar days prior to the Arrival Date. The Guest House shall be entitled to charge 100% of the balance due.
The Guest House shall endeavour to re-let rooms made available due to cancellation, where rooms are re-let the amount due shall be reduced.
The Guest House shall be entitled and authorised to deduct such amounts from the Guest's debit/credit card.
The Guest House recommends that Guests take out an appropriate insurance policy to cover any losses which they may suffer in connection with the cancellation of the booking.
Early departure by the Guest before the confirmed departure date shall be treated as a cancellation and no refund of the balance paid shall be due.
LIABILITY OF THE GUEST
Guests are liable for, and shall indemnify the Guest House for:
- any damage caused whether accidental or deliberate.
- cleaning if a Guest smokes in any room.
The Guest House shall be entitled and authorised to deduct such amounts from the Guest's debit/credit card.
Guests must NOT bring pets, other than guide dogs, into the Guest House.
Guests must NOT bring any illegal or hazardous substances into any part of the Guest House.
Children under the age of 14 must be supervised by an adult at all times.
PARKING
Off road car parking is provided for all our guests at no charge. Guests leave their cars in our car park at their own risk.
